The month's supply of inventory is up slightly, but homes are still selling in under a month, in many cases. This just shows that the strong seller's market we saw in our last report is her to stay awhile. Even though the season is changing and the summer selling season is coming to an end sellers in this neighborhood are not seeing a slowdown. There is plenty of room for more sellers and many sellers will see a quick closing. The median sales price for condos in Wicker Park was $422,000.  

 

Price Range: $400,000-$800,000

Price Range: $800,000+

Housing Type: Townhome

Townhomes in the $800-900k range are still selling out with only one left on the market. However, there has been an increase in listings in the lower price ranges. It's still not much to choose from and market times are still incredibly low. Buyers need to continue to be well educated in this area and ready to jump when the home they want comes available. The median sales price for townhomes was $699,000.

Housing Type: Single Family

The $1m+ range continues to hold the bulk of this neighborhood's single family house inventory. Market times are low though with an average of 44 days for the 4 homes that sold in the $1-2m range. Seller's need to be very careful in their marketing to keep a leg up on the competition. Accessibility is another important factor in selling a home. Buyers are more likely to make an offer on a home that is easy for them to visit, possibly more than once. The median sales price for single family homes was $1,1000,000.
