Of the homes that are under contract a little more than half went under contract in less than a month! The seller's market is continuing strong. Just like the condos the townhomes are selling faster than one can keep up with. Nearly every one that is under contract has a market time of less than a month. The only one that took longer than a month to go under contract is new construction. There are lots of bidding wars happening. Buyers need to be decisive and sellers need to be ready to move. The median sales price for townhomes was $708,500.

While there hasn't been a lot of activity among the single family houses most of them are still in a seller's market. The homes that are listed for over $2m are taking longer to sell. With 17 listings they have the most competition. Many of them are new or only a few years old. The one that took 657 days to close was also new construction. Builders saw an opportunity in this market and they created inventory where it was lacking. If you are reselling your home it is very important to bring it up to date and make it look picture perfect to compete with the new homes. The median sales price for single family homes was $1,375,000.
