Don't let the average days on market fool you, there has been some very quick movement in the $600-800k range since last month. There were 3 under contract in the $700-800k range and 2 have sold which means 2 have gone under contract and 1 has come to the market. There were 10 available in the $600-700k range and of those 2 have sold and 2 went under contract, meaning 3 have come to the market. An average market time of only 21 days for the 4 condos that sold in the $400-500k range shows that this market is not slowing down. The median sales price for condos in Old Town was $301,000.

There hasn't been a lot of activity among the townhomes this month, just a few have come to the market. Most of the active listings are under 40 days old, so this is not necessarily a sign of this market slowing. The median price for townhomes was $570,000.

Housing Type: Single Family

The single family homes haven't seen a lot of activity. There are a few new listings, mostly in the $1-2m range. Some of the active homes in this range still have very long listing times, such as 720, 375, and 268 days. However, all of the active houses have a combined average market time of 213 and those that are under contract have an average of 143. So there are still listing times of only a few months in this neighborhood. The median sales price for single family homes was $784,500.
