More homes came to the market than sold, since last month, but with average market times of only 45 days it looks like sellers will continue to enjoy fast sales. Overall the average market time of the condos that are under contract is 81 days, but about 60% of those homes have a market time of under 35 days. The median sales price for University Village condos was $315,000

 

Price Range: $400,000-$800,000 

 

 

University Village/Little Italy

Housing Type: Townhome

The townhome market picked up slightly with a few more homes going under contract than coming to thte market, although, in most price ranges it was a wash. Townhomes make up a substantial market in this neighborhood and they remain solidly in a seller's market as we move into the heart of the busy season.

 

Price Range: $400,000-800,000

Price Range: $800,000+


University Village/Little Italy

Housing Type: Single Family

The home that has been on the market for 564 days lowered its price to $1.15m. Meanwhile, a few more homes have come to the market. All of these homes have 4b and at least 3.1ba. While the one that has been on the market the longest has been updated, it is the oldest at 26-30yrs. The others are all less than 20yrs and in most cases less than 10. Its closest competition at a lower price is listed for $1m and the next price up is listed at $1.3 and has a gigantic wine cellar and a patio with an outdoor fireplace. Some buyers won't see those features as useful while others might be happy to pay extra for them. We will see which kind of buyer is looking for these homes when the next one goes under contract.
