Wicker Park

Housing Type: Condo

There has been a very slight increase in homes for sale since our last report but remains heavily in a seller's market. Most homes are selling in less than 2 months and it looks like that trend could continue, the average market time for the homes that are under contract is 82 days. If you are thinking of selling your Wicker Park condo this is a great time to do it. If you take care to make it look good and price it for the market you could have it sold before winter. The median sales price for condos in Wicker Park was $446,250.

Housing Type: Townhome

A few more townhomes have come to the market, but with such little inventory they are still moving very fast. While low inventory means little competition it also means the buyers are seeing everything. They know what else is out there, what homes are listed for, what they are selling for, and which sellers have an edge. Be sure to highlight the best features of your home in your listing, so buyers will know why they should choose your home. The median sales price for townhomes was $576,000.

The other was a short sale that took over a year to go under contract and ended up dropping the price by a total of $325,000 through the course of the listing. *In this blog series we focus on one of twenty neighborhoods in Chicago, each day, and provide charts to give you a brief update on the activity that neighborhood has seen over the past month in a variety of price ranges for Single Family Homes, Townhouses, and Condos, as available.

When looking at these charts please keep in mind that not every housing type is available in every neighborhood (the Loop doesn't have houses) and some homes compete within even smaller subsections than these, meaning we can dig even further in this data. Please let me know if you would like a personal assessment of your target market.
