Since last month there were a few cancelled listings in the $400-600k range, but that was the most of the activity. During the holidays it's not uncommon for sellers to cancel their listing and relist come spring, when buyers are more likely to come looking for real estate. After all, it is much more fun to look at open houses when the weather is warm. However, serious buyers will look for real estate during all seasons in the Chicago market. Given that this price range is in a seller's-to-balanced market the sellers might see a faster sale if they relist shortly after the new year. The median sales price for condos was $267,500.

There have been no changes among the townhomes. Overall, the average market time is 56 days.

Housing Type: Single Family

One listing was cancelled and another has been temporarily removed from the market. The one that was cancelled was only on the market for 48 days and was the only house available in its price range. It's new construction, so it shows beautifully and could sell pretty quickly. The one that is temporarily off the market has been beautifully updated and has some great architectural details. Hopefully, they will both relist soon. The median sales price for single family homes was $920,000.
