Housing Type: Condo

Overall the condos in this neighborhood continue to be in a seller's market. In the last report, we talked about how the higher priced condos were facing a buyer's market. In many of the price ranges, the inventory has dropped a little. However, the $500-600k range and the $1-2m range are both in a buyer's market. Inventory has increased slightly in these two price ranges making it easier for buyers to secure their dream home. The median sales price for condos was $281,750.

 

Price Range: $400,000-$800,000

Price Range: $800,000+

 

Lakeview East

Housing Type: Townhome

Townhomes continue to sell super fast. The longest market time of the ones that sold or went under contract is only about two months. The others took two weeks or less to sell! Only one townhome is listed, currently, and it has been on the market for 38 days. The median sales price for condos was $668,000.  

Price Range: $400,000-800,000

 

Price Range: $800,000+

Lakeview East

Housing Type: Single Family

Market times continue to be long for the single family homes. The one that closed took 174 days and the average market time of those that are available is 286 days, with a couple at over 400 days and a few at just under 200 days. Sellers will want to price aggressively and make sure their home is picture book ready before listing it, to entice buyers to jump at the deal! The home that closed sold for $1,560,000.
