Inventory levels are holding steady since our last report. The $500-600k range and homes listed over $900k are all in a balanced or buyer's market. This is good news for buyers. These markets see fewer bidding wars and buyers tend to have a little more time to think about a home before making an offer. The median sales price for condos was $248,750.

Housing Type: Townhome

Inventory of townhomes is still extremely low and only two of the homes that are listed are comparable. The average market time for those under contract is 71 days, which shows that even with little to choose from buyers are looking and making offers on what is available.

Housing Type: Single Family

Three of the homes that are listed are priced at approximately $2.2m. The other two homes are listed at $3.8 and 4.5m. Of the three that are priced about the same two of them have 6 bedrooms and the other has 4 bedrooms. The one with 4 bedrooms is about 2,000sf smaller than the other two. As a result, it might not be attracting the same buyers. It's important for sellers to be aware of such differences so they will know what to expect when comparing listings. The home that closed sold for $966,000.
