River West/Fulton River District

Housing Type: Condo

Market times remain low, as we have been seeing, and inventory is not being replenished very fast. The average market time for all of the condos that have sold is only 30 days and for the homes that are available, it is currently 108 days. The buyers that are looking are ready to make an offer and there aren't very many homes to choose from. Sellers will see the majority of the buyer's pool as soon as they list their home. With a great first impression, most homes are likely to sell fast. The median sales price for River West condos was $451,500.

Price Range: $400,000-$800,000

Price Range: $800,000+

River West/Fulton River District

Housing Type: Townhome

Just like the condos, townhomes are selling faster than they are being listed. This presents a great opportunity for a new seller to have a fast sale. Buyers will look at their home as soon as it is listed. A great first impression can be made with beautiful listing images, a 3D walkthrough, decluttering and staging, and, of course, an attractive price. This is the time of year when buyers visit with family and talk about what homes they are seeing on the market. Many will pull up the listings to look at pictures, so it is vital that they look great! The median sales price for townhomes was $586,000.

Price Range: $400,000-$800,000

Price Range: $800,000+

*In this blog series we focus on one of twenty neighborhoods in Chicago, each day, and provide charts to give you a brief update on the activity that neighborhood has seen over the past month in a variety of price ranges for Single Family Homes, Townhouses, and Condos, as available.

When looking at these charts please keep in mind that not every housing type is available in every neighborhood (the Loop doesn't have houses) and some homes compete within even smaller subsections than these, meaning we can dig even further in this data. Please let me know if you would like a personal assessment of your target market.
